Personal use changes the calculation
If you stay in the chalet during popular rental periods, remove those dates from your income estimate. Decide how many days you will use it and who will manage the remaining dates. Treat personal enjoyment and rental income separately.
Test occupancy and management costs
Request documented operating figures for comparable units. Include management commission, cleaning, marketing, maintenance and furniture wear. Calculate income after costs and periods without bookings; a nightly rate assumes nothing about annual occupancy.
Verify that your letting plan is allowed
Read project rules, licence requirements and any management contract. Check termination rights, owner-use restrictions and fixed fees. These terms may change the economics more than a small difference in purchase price.
