A Salalah purchase might target long-term occupancy or seasonal use, subject to the property’s rules. Decide who will manage it, collect income and arrange maintenance while you are away. A peak-season nightly rate is not a year-round guaranteed return.
Model seasonality
Estimate income across the whole year, allowing for vacancy, management, cleaning and repair. Ask for verifiable results from similar units and test lower occupancy or rates. AqarOman publishes sale asking prices, not audited rental revenue.
Check costs and permissions
Review project rules and any permissions needed for your intended letting model. Include service charges and fit-out. For off-plan property, account for handover timing and payment milestones. A tourist location does not itself permit every type of rental.
