Start with the building as well as the area
A good apartment location depends on whether you will live there or rent it out. Once you shortlist an area, compare lifts, parking, insulation, upkeep and the number of homes in each building. Daily usability can differ even where prices and floor areas look alike.
Practical places to search
Compare Al Khoud and Uptown Muscat, then Al Mouj or Yiti according to current availability. The Bousher, Al Mawaleh and Muscat Hills pages show matching local listings when published. No listing in an area means only that this site lacks a current sample.
Look at usable space
Study room layout, windows, storage and the net area described in the documents. Two flats with the same advertised area may feel very different. Check whether furniture fits and how many parking spaces you need.
Ask for annual ownership costs
Combine service charges, maintenance, parking and fit-out in one budget. Use the project and unit links to shortlist homes, then compare an in-person viewing and a written price offer for each apartment.
