Bedrooms do not explain the entire price
When comparing Muscat flats, consider bedroom count alongside floor area, location and handover condition. Views, finish and facilities can make a smaller apartment more expensive. Start with similar units and examine the reasons for differences.
Read the table by area and bedrooms
The table groups current listings by district, property type and bedrooms, with the lowest and highest available asking prices. These are site advertisements, not an official price index. Listings without a positive Omani rial price do not enter the range.
Calculate price per square metre carefully
Divide the full unit price by the advertised area as a first check, then verify how the contract defines that area. Confirm whether balconies, parking and furniture are included. Do not compare a deposit with another property’s full price.
Stay within your total budget
