The right Muscat neighbourhood depends on your commute, schools, household and the time you can spend travelling. For a rental purchase, identify likely tenants and management costs first. Set these priorities before comparing asking prices; a cheaper home may carry higher ongoing costs.
Compare actual projects within each area
Compare the current listings in Al Khoud, Al Mouj, Yiti and Sultan Haitham City. In Yiti, assess AIDA and The Sustainable City separately; a district name alone does not tell you what is built or when a unit is due for handover. Open each project and property page.
Visit what photographs cannot show
Travel the route at your usual commuting time. Check parking, entrances, operating facilities, service charges and nearby construction. Ask for the registered plot or floor area, and record the answers for each home so your comparison uses the same criteria.
