Match the villa to your household
Set priorities for garden space, privacy, parking and ground-floor rooms before choosing a Muscat district. Check commuting time, established services and street traffic. A large villa cannot compensate for a location that makes daily life difficult.
Separate land from building area
Ask for the plot size and built area individually, along with setbacks and outdoor space. Price per square metre of land is not comparable with price per square metre of building. Review the plan and registered ownership boundaries.
Compare districts and projects
Start with listed villas in Al Mouj, Yiti and Jebel Sifah. Within Yiti, examine AIDA and The Sustainable City as distinct projects with different units and payment terms. The villa’s position, access and view need their own assessment.
Budget beyond completion
Allow for maintenance of outside areas, air conditioning, a pool if provided and community charges. Compare the plans for the units below and ask for a viewing and written handover details.
